Initial situation

At the beginning of the process, Total Germany had 3 office locations in Germany. The goal was to bring together the around 600 employees at one German headquarters, which was ideally to meet the work requirements of the group and offer employees a new work environment. All processes and structures were to be examined and optimised in the framework of 11 sub-projects.

  • Needs assessment, space & functional programme, fit-out description
  • Market & location analysis & lease negotiations
  • Project management throughout the planning & construction process
  • Interior design & ideas competition
  • Furniture tendering & move management
  • Scenario & cost determination
  • Fit-out of sublet areas
  • Change management & project success assessment
  • Defect rectification & negotiation support
  • Planning of initial conversion measures in existing buildings

Consolidation in one building reduced the amount of space per workstation by over 10%. The new work environment slashed the number of single and double offices from 60% to less than 10% in the modular system, with around 90% of the office workstations designed as open space.

“A project that required us to pull out all the stops – it’s not easy for an oil company to build a high-rise office block – our consultant impressed us in every discipline.”
